A top-to-bottom evaluation of the home you're about to buy, so you know exactly what you're getting before you close.
What's included?
A visual evaluation of the home's major systems and components — roof, foundation, structure, attic, HVAC, electrical, plumbing, water heater, walls, ceilings, floors, windows, doors, and built-in appliances.
How long does it take?
Most inspections take about 2–4 hours depending on the size and age of the home.
When do I get the report?
A detailed, photo-illustrated report is typically delivered the same day, so you can act quickly during your option period.
Should I be there?
It's encouraged but not required. Attending lets Doug walk you through the major findings in person.

When is it required?
It's commonly required for VA, FHA, and USDA loans, especially on homes served by a private well.
What does it test for?
Samples are sent to a certified lab to check for bacteria (such as coliform/E. coli), nitrates, lead, and other contaminants.
How long for results?
Lab turnaround typically takes a few business days.

What is a WDI report?
A standardized report — often required by lenders — documenting any evidence of wood-destroying insects like termites, along with conditions that could attract them.

It's performed under Pest Inspection Network, INC (TPCL #783068), licensed by the Texas Department of Agriculture.
Why does it matter here?
Termite activity is common in Southeast Texas and can be costly. Early detection helps protect your investment.
