A Move-In Certified® Seller's Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays and justify your full asking price by having your home pre-inspected now.

New Construction Final Inspection
It is a full home inspection to verify quality and safety before the homeowner takes possession. Performing the inspection ahead of the closing date allows issues to be resolved by the builder prior to close.
Water Quality Testing
Water quality testing ensures that a home’s private well or water source meets the safety standards required for VA, FHA, and USDA loans. These lenders often require laboratory testing to verify that water is safe for human consumption and free from harmful contaminants.
A water sample is collected from the home and analyzed by approved laboratory for common parameters such as coliform bacteria, nitrates, nitrites, and lead. Additional test may be required depending on the loan program.
Testing provides peace of mind for both homebuyers and lenders by confirming that the water supply meets minimum drinking water standards before closing. If issues are found, corrective action can be taken early to ensure compliance and protect the health of the new homeowner.
11 Month Warranty Inspection
An 11 Month Warranty Inspection is designed for homeowners whose builders one year warranty is nearing expiration. This inspection provides a detailed evaluation of your home’s major systems and components, identifying any defects, construction issues, or maintenance concerns before the warranty period ends.
By scheduling this inspection around the 11 month mark, you’ll have time to submit repair request to your builder while items are still covered under warranty. Our thorough report documents issues with foundation, roof, electrical, plumbing, HVAC, and more, giving you the confidence that your new home continues to perform as intended and that potential problems are addressed before your coverage expires.
